Our land use experts spend countless weeks, months, and sometimes years identifying the best markets and the assets to match. We organize real-estate deals and fund them online. Our platform allows even the smallest of investors to pool their capital with larger hotel developers and other like-minded investors. Please keep in mind that offerings may be limited to "accredited investors" only and may require minimum increments of $10,000 to $25,000 USD. Typical debt instruments have maturity dates between 2-6 year(s).
We can help organize equity positions in new-construction projects and collateralized debt instruments in existing hotels. Real-estate deals need capital for different reasons; EquityRoots helps the crowd invest into these opportunities.
You may invest side by side with other hospitality groups and other like-minded investors. We've built our platform for everybody.
EquityRoots will provide investors with quarterly performance updates and distribute your annual K1 to be attached with your personal income tax statement at the end of every year.
If you plan on buying debt: Interest and Principal payments will be made directly to the investor as per the terms of the debt instrument.
If you plan on buying equity: The operating agreement of the newly structured Limited Liability Company holding the asset dictates how the business is run. Remember, you own part of the LLC, so profits and losses are passed through to you on your K1, without double taxation.
Property Owners and Developers may submit a funding request for their project as well.
We welcome established owners, developers, and operators to raise capital for their new projects. Under the scrupulous scrutiny of our land-use experts, staff accountants, and attorneys, EquityRoots and its advisors pre-vet and underwrite all user submissions before making a public offering.
Please see our "Submit A Funding Request" link for more information. We'll ask you for more detailed information regarding your project, and give you a chance to upload any documents that might help describe the real-estate play and your funding request.
There are several options for us to help established property owners:
Equityroots, Inc. and Equityroots.com pre-vets and underwrites all user submissions under the scrupulous scrutiny of staff attorneys, accountants, and real-estate experts. 90% of our offerings are organized in-house by our land-use experts, however we acknowledge that many developers have proven track records and long standing successful careers in real-estate development. We scrutinize the asset and study the issuer(s), ensuring we only accept and fund deals that we truly believe in.
